Free construction estimate template
A clean estimate a client can read and sign: line items with quantities and prices, a subtotal, tax and total that calculate themselves in the spreadsheet, and room for the parts that prevent arguments later — what’s included, what isn’t, and how they’ll pay.
Free. No email, no account.
What a good one includes
- Line items a client can follow
- Describe the work in the client’s words, one line per item, with a quantity, unit and price. A line they can read is a line they don’t call you about.
- What is not included
- Exclusions are the cheapest change-order prevention there is: permits, finish materials, haul-away, anything you’re assuming someone else handles.
- How long the price holds
- Material prices move. A “valid until” date turns an old quote into a conversation instead of a loss.
- How they’ll pay
- A deposit, progress payments and a final, written down before work starts.
- A place to sign
- A signature and date make it an agreement, not a suggestion.
Or skip the paperwork
Draft it from a description or the drawings, priced at your rates, and send it as a link the client approves.
Questions
Is this template free?
Yes — the spreadsheet and the PDF are free to download and use, no email or account needed.
Does the spreadsheet calculate totals?
Yes. Each line multiplies quantity by unit price, and the subtotal, tax and total update as you type. Enter your tax rate as a percentage.
Is this a contract?
It’s a starting point, not legal advice. Contract requirements vary by state and by job — have your own terms reviewed for your work.
What does Partner add?
Partner prices the lines from your own catalog and markups, can draft the estimate from a description or the drawings, and sends it as a link the client reads, questions and approves on their phone.
