Business-management software for contractors, builders, and field-service
companies: estimating, proposals, project management, scheduling, job costing,
invoicing, payments, CRM, and payroll in one application. Operated by
Partner Business Software LLC, Three Rivers, MI, US.

## What it does

- Estimates and proposals, with AI drafting from plans, photos, or a written
  description. AI output is staged for a person to review and approve.
- PAO (Proactively Adjusted Overhead): a live overhead rate computed from the
  business's own overhead and sales, loaded into estimates as an internal cost.
- Payroll from tracked hours (hourly, salary, piece rate), WH-347 certified
  payroll per project, and Form 941/940, W-2 and state unemployment
  worksheets. Partner prepares worksheets; it does not e-file for the customer.
- Subcontractor portal opened from a private link, no account for the sub:
  bids, messages, schedule dates, 1099-NEC worksheets.
- Client portal, invoicing, and online payment.
- CSV import from Procore, Buildertrend, or any spreadsheet; the wizard
  identifies each file by its column headers.

Starter $299/mo, Growth $799/mo, Professional $1999/mo (billed
annually); Enterprise quoted. Every plan starts with a 30-day free
trial. There is no implementation fee.

## For AI agents

Partner is an MCP server at https://yourpartner.app/api/mcp (stateless Streamable HTTP,
JSON-RPC). Auth is an "Authorization: Bearer" connector token the customer
mints in Settings -> AI Connector. Read-scoped tokens query projects,
estimates, invoices, A/R aging, WIP, job costing, and the schedule.
Write-scoped tokens also create clients, tasks, and service tickets, and can
stage a draft estimate that a human applies or dismisses inside Partner. Every
call runs under the minting user's permissions and is recorded in the audit
trail.
